Site Fees

What a static caravan really costs

The sales conversation is about the purchase price. The cost that matters is everything after it: site fees every year, a caravan losing value every year, and a park age limit that decides when your ownership ends whether you like it or not.

Why the age limit is the number that matters

Almost every holiday park sets a maximum age for caravans on its pitches, usually somewhere between 10 and 20 years. When your caravan reaches it, you either sell it at whatever the park will pay, or you buy a new one and start again. It is a term in your licence agreement rather than anything a council imposes, so parks set it themselves and rarely put it in writing before you have committed.

That single term decides the end date of your ownership, and it usually arrives when the caravan is worth a fraction of what you paid. Any cost calculation that ignores it is not a cost calculation.

What the figures above assume

The depreciation rate is an assumption you can change, not a measurement. We are collecting used caravan prices to replace it with a curve built from real listings, and there is not yet enough of it to publish. The same is true of the default site fee: it is a placeholder until enough owners tell us what they actually pay.

If you own a static caravan, tell us what you pay. It takes a minute and you will see what other owners at your park pay.
