Site fee rises
How much do static caravan site fees go up each year?
For 2027, the typical rise is about 3.0%. That is the middle figure across the 28 UK parks that have told us both their 2026 and their 2027 site fee, an average of about £112 a year more. 9 held their fee where it was. The biggest rise we have seen is 20%, but that park also lengthened its season.
How the rises are spread
| Rise for 2027 | Parks |
|---|---|
| No change | 9 |
| Up to 3% | 6 |
| 3% to 5% | 10 |
| 5% to 10% | 1 |
| Over 10% | 2 |
What decides how much your fee goes up?
- Your agreement. Some parks link the rise to inflation (CPI or RPI, often the figure from late summer); others set it each year. Several parks told us their rise is CPI-linked.
- What the fee includes. If rates and water are inside the fee, rises in those bills arrive as part of the fee; if they are billed separately, the headline fee can look flatter than your total bill.
- Season changes. A longer season usually costs more. A big jump can be a longer season rather than a straight price rise.
- Competition for pitches. Parks with long waiting lists have less reason to hold prices; some smaller parks freeze fees to keep owners.

Your fee has gone up more than this. What can you do?
- Work out the rise as a percentage and compare it with the table above and with parks near you on the site fees map.
- Read the increase clause in your agreement. If there is no method, or the park can set any figure it likes, that term may be unfair.
- Ask the park in writing how the increase was worked out. Our owners' rights guide covers the next steps.
- Tell us your new fee. It takes a minute, nothing that identifies you is published, and you see straight away how you compare: check if your site fee is fair.
Common questions
How much do static caravan site fees go up each year?
At the 28 parks that have told us both their 2026 and 2027 fee, the typical rise is 3.0%, about £112 a year on average. 9 of them held their fee at the 2026 level, and the biggest increase was 20%.
Is there a legal limit on holiday park site fee increases?
No. Holiday caravans are not covered by the pitch fee rules for residential park homes, so increases depend on your agreement with the park. Some agreements tie the rise to inflation (CPI or RPI); others let the park set it. Trading Standards guidance says a term that lets the park set any figure with no agreed method may be unfair.
When do parks announce next year's site fee?
Usually in the autumn or winter, in a renewal letter or invoice, often with a discount for paying early. That is the time to compare your rise with other parks.
