The middle annual site fee across 210 UK static caravan parks is £3,800. Every figure here comes from a fee the park gave us or published itself, and each one links to its source.

- £3,800 is the median annual site fee (210 parks, one figure per park, with VAT added where a park quoted it separately).
- Half of parks charge between £3,100 and £4,542.
- The range runs from £1,550 to £10,750.
- 74% of parks (155 of 210) charge less than £4,500 a year.
- By nation, the median is £4,038 in Wales, £3,850 in England, £3,300 in Northern Ireland and £2,929 in Scotland.

Why this differs from the figures you may have read. Guides often quote an average site fee of £4,500 to £6,000, usually without saying where the number comes from. Of the 210 parks here, 74% charge less than £4,500. Large operators with pools and entertainment sit at the top of the range, and they are the parks most guides are written about. Most parks are small and independent.

What the fee covers
- VAT. 62 parks stated their fee includes VAT, 9 quoted it plus VAT and 139 did not say. Where a park quoted plus VAT we have added it, so the figures above compare like with like.
- Rates and water. 54 fees include local rates and 55 include water. 139 were quoted with nothing listed as included, which usually means rates, water, gas and electricity are billed on top.
- Season. Of the 87 parks whose season we know, 66% are open ten months or more.

Method
- One figure per park. Where we hold more than one year for a park, its most recent is used. 5 figures are for 2024, 2 figures are for 2025, 183 figures are for 2026 and 20 figures are for 2027.
- Sources. 125 figures were given to us by the park in writing, 82 come from the park's own published price list or website, and 3 from owners. Each park's page shows the source and the date.
- Not counted. Advertised "from" prices, fee ranges and figures from sales agents' listings are shown on park pages but are left out of these statistics.
- Coverage. This is a sample of 210 parks out of roughly 1,501 we list. The largest operators publish ranges, which are compared in Haven vs Parkdean site fees, so they are under-represented here.
- Independence. Parks cannot pay to change or remove a fee. See how we work and sources and method.
